When Brianna Goetting first started her career, real estate wasn’t even on her radar. A trained cosmetologist and busy mom of three, she spent years building a life centered around family. But as her 30th birthday approached — just before the COVID pandemic — she felt the pull toward something new. Real estate became that unexpected calling.
Her drive to succeed wasn’t born from a lifelong dream of selling houses. Instead, it came from being told she couldn’t do it.
“Tell me I can’t, and I’ll probably do it ten times better,” Brianna says with a smile. That self-motivation fueled her transition into the industry, and in just five years, she has sold over 250 homes — more than 20 times the average annual sales of most agents.
A Signature Approach: The Dollhouse Effect
As primarily a listing agent, Brianna has turned home staging into an art form. She owns a dedicated property — lovingly called “The Dollhouse” — filled with furniture, décor, and details ready to transform any space. From sprawling seven-bedroom estates to cozy condos, Brianna personally stages each listing to create an emotional connection for buyers.
“Every home is like designing a new dollhouse,” she says. “It’s about picturing who could live there and creating a feeling they can’t forget.”
Understanding Local Nuances
Working in the Eastern Panhandle of West Virginia and Northern Virginia, Brianna knows the little differences that make a big impact — from tax variations to traffic patterns. “In Ashburn, it can take 30 minutes to get across town because of stoplights,” she laughs. “In Jefferson County, you can be towns away in the same amount of time — and pass nothing but fields.”
Her local knowledge helps buyers and sellers make confident decisions, whether they’re moving across the county line or across the country.
More Than Transactions — Relationships That Last
Brianna’s clients often call her “part of the family” by closing day. She checks in often, listens intently, and offers honest advice. “Buying or selling a home is as stressful as a wedding or having a baby,” she says. “You want someone you trust to be there for every step.”
That trust comes from being fully present, fiercely protective, and unapologetically energetic — all without a drop of coffee. “I’m a pit bull with a bow,” Brianna jokes. “Sweet, but I’ll fight for you.”

Real estate is woven into Brianna’s home life as well. Her husband grew up in the industry, and her kids love tagging along to showings. Her oldest even helps with small projects for clients. “It’s become a family business in a way,” she says. “My kids get to see what hard work looks like, and I get to share my success with them.”
