Joe was raised speaking the language of mortgages—literally. With a mother in the mortgage industry since the early 2000s, Joe grew up listening to the rhythms of lending talk over dinner. Despite early exposure, he initially took his own path, diving into commercial real estate and agriculture. But when the pandemic hit and interest rates plummeted, Joe found himself giving house-hacking advice to friends—for free. That’s when it all clicked: mortgage lending wasn’t just in his blood; it was his calling.

Today, Joe leverages his dual degrees—a BA and MBA in real estate—to approach lending not just as a transaction, but as a long-term financial strategy. “I’m a financial advisor who just happens to sell mortgages,” he says, and it shows. He regularly collaborates with CPAs and financial planners, tailoring each loan to support a client’s broader financial health.

His early work in capital project management and process engineering also set him apart. With a strong emphasis on customized solutions delivered through efficient systems, Joe ensures that no two clients receive a cookie-cutter loan. That mindset is echoed across the Pat Holland Team at Embrace, which has served over 5,000 families and specializes in challenging cases—veterans, self-employed individuals, and families with non-traditional income.

But Joe’s approach is more than just numbers. It’s deeply human. He begins every client conversation with one simple question: “Why are you moving?” That “why” becomes the foundation for a mortgage solution that fits not just a budget, but a lifestyle and a dream.

Raised in Fairfax and now living in Reston, Joe understands Northern Virginia’s housing landscape from a hyperlocal perspective. He uses that insight to help clients navigate school zoning changes, neighborhood quirks, and regional growth patterns with confidence.

Outside the office, Joe is just as passionate. A self-proclaimed foodie, he’s famous for his spicy miso braised short ribs and a viral-worthy smoked cream cheese dip. He also donates a portion of every commission to HART, a local animal rescue organization—because, as he puts it, “They didn’t choose to be abandoned. We can choose to help.”
