Raised to Work Hard — and Dream Wide

Toni Gates grew up watching her parents do what immigrants do when they arrive in a new country with everything still ahead of them: they worked. Her mother and father came from the island of Trinidad and Tobago, and the example they set wasn’t just about effort — it was about what effort could build. From the time she was young, Toni absorbed that lesson at close range.

“I always had them as mentors,” she says. “I’ve always known that working hard was the only way. I just had that drive from watching my parents and how they did things.”

What she also had, from very early on, was range. She loved the arts. She loved singing. She loved taking care of kids. She loved real estate. She knew she wanted to own her own business. And instead of treating those interests as competing forces that required a choice, she did something else entirely: she decided to pursue them all.

Today, Toni is a licensed realtor operating as Boss Mom Realtor in the DMV area, a content creator and community-builder through Boss Mom Living, and an educator who still pours into her students while building toward the day real estate becomes her full-time focus. The name she gave her brand is not marketing language. It’s a worldview.

“Modern-day moms don’t just stay at home anymore. We can do it all — not just cook and clean, but go into our careers and do things that we love, and figure out the time management just like the men did back in the day.”

The Journey That Started Everything

Boss Mom Living didn’t begin with a brand strategy. It began with pain.

After Toni and her husband got married, they faced infertility. She describes it honestly as a sad time — one marked by a lot of meditation and a lot of faith. And then, eventually, a pregnancy.

“I’m pregnant now. I wanna share this with everybody.”

She started a YouTube channel. Then Instagram. And out of that impulse to share — to connect with other women going through the same thing, to find the community that forms when someone is honest about the hard parts of life — Boss Mom Living grew into something real. A platform for modern motherhood in all its fullness: the infertility journeys, the chaotic girl mom moments, the career building, the faith, and the absolute refusal to pretend any of it is simple.

“Sharing my motherhood journey and knowing that there are other moms who went through infertility, or have kids that act the same way, or are also girl moms and they get it — that’s me giving back,” she says. The content isn’t performance. It’s community. And the community is the point.

COVID, a Newborn, and a License She’d Been Putting Off

Toni had tried to pursue her real estate license before COVID. Life had gotten in the way. Then the world shut down, her first daughter arrived, she got pregnant again, and somewhere in the middle of all of that — she decided she was done waiting.

“The world was shut down and it made people realize: this could be it,” she says. “So go for it. If it’s something I always wanted to do, this is the time.”

What might look from the outside like terrible timing — getting a real estate license during a pandemic with a newborn and another baby on the way — looked entirely different from the inside. She wasn’t going to wait until her kids were older. She wasn’t going to wait for the perfect moment. She had more time than usual, she had a goal that had been sitting on the shelf too long, and she made the move.

It’s a decision consistent with everything else about how Toni operates: she doesn’t wait for conditions to be ideal. She decides the time is now and builds the conditions around that decision.

From the Classroom to the Closing Table

The through-line between Toni’s work as an educator and her work as a realtor is one she returns to naturally in conversation, and it’s worth paying attention to.

Whether she’s helping a third grader get to fourth grade, helping a high school senior graduate and get into college, or helping a family navigate the process of buying their first home — the work, at its core, is the same. Identify the goal. Map the steps to get there. Walk beside the person through the whole process.

“Everybody wants that American dream. They want to get that home, or they want to invest in property and build wealth. It’s all a matter of figuring out what your goal is and then figuring out the steps to get there. It’s the same thing I did in education.”

The practical expression of this in real estate is a type-A client experience that Toni is clearly proud of. She starts every new client relationship with a detailed intake form. She walks clients through every step of the process before it happens — pre-approval, inspection, timelines, expectations — so that when things get stressful (and some parts of a real estate transaction always get stressful), the stress isn’t compounded by surprise.

“I let them know beforehand what the expectations are,” she says. “And I’m here every step of the way. My goal is to help make this process less stressful for you.” It’s the language of an educator who knows that preparation reduces anxiety — and a realtor who takes her clients’ emotional experience as seriously as the transactional one.

What AI Can’t Do — and What a Local Realtor Always Will

Toni has watched with interest as AI tools have entered the conversation around real estate — and she has thoughts.

She’s used AI herself, primarily for content creation, and she sees the value in it. But she’s also heard the claims that occasionally surface: someone who says they sold their home using ChatGPT, or who believes that a search engine can replace a professional with local market knowledge. She’s gentle but clear about where that thinking goes wrong.

“ChatGPT and those other things are very generalized. And every market is different. A realtor in a particular market is going to know better than any AI what can benefit you. You can use AI to an extent, but then you need a professional to help guide you and make sure you’re going in the right direction — not just following a generalized computer system.”

The second thing AI can’t replicate is what she names immediately when the question is raised: the human connection. The voice on the other end of the phone when something goes sideways. The agent who already knows your situation, your family’s needs, and the specific neighborhood dynamics that don’t show up in any dataset. That relationship — built over time and rooted in genuine care — is not something a language model can provide.

The Market Question Everyone Asks — and the Better Question to Ask Instead

Toni spends a good amount of her time fielding some version of the same question: is now a good time to buy? Is the market good? Should I wait for interest rates to come down?

Her answer is consistent and worth hearing: the market is not the most important variable for most buyers and sellers. The most important variable is you.

“Don’t solely focus on the market and what’s happening right now. Things change — history shows us that. It’s not about what’s happening in the market. It’s about when is the best time for you. Figure out what’s best for you, contact your realtor, figure out your plan, and go from there.”

She’s seeing more buying activity as interest rate conversations have shifted and people feel more comfortable with the current environment. But her counsel remains the same regardless of what the headlines say: the personal decision — Is my family ready? Do I have the financial foundation? Is this the right move for our life right now? — matters more than the macro picture. And having a realtor who can help you answer those questions honestly is more valuable than any market-timing strategy.

Finding the Right Realtor: Values First

When Toni talks about how to find a realtor — whether that ends up being her or someone else — her framework is simple and consistent with how she approaches every professional relationship.

Values alignment. Communication. Clarity about expectations on both sides.

She knows that realtors are busy — she is one. There will be moments when a text takes a little longer to come back, when an open house or a showing creates a gap in communication. What matters is that the professional you’ve chosen is someone who sets expectations clearly, gets back to you consistently, and has established from the beginning what the working relationship will actually look like.

“Make sure they align with your values and goals and that they’re communicating very well,” she says. “As a buyer or seller, talk about what you expect from them. Let them know what they can expect from you. And then go from there.” The relationship works in both directions — and the best ones are built on that mutual understanding from the very first conversation.

The Entrepreneurship Lesson She Had to Learn for Herself

Toni is candid about the internal side of building multiple things at once — and specifically about the tendency to measure herself against an imagined standard of where she should be rather than the reality of where she actually is.

“It is a process,” she says. “And I have to remember not to be hard on myself, because sometimes I can be. I’m like, ‘I’m not where I wanna be yet.’ But there are people who look at me and say, ‘Are you kidding me? Look at what you’ve done.'”

Her husband. Her friends. The people close enough to see the full picture rather than just the gap between where she is and where she wants to be. They reflect back something she sometimes forgets to see in herself: that the growth has been real, the accomplishments have been substantial, and the next chapter is being built right now.

“Sometimes we are the biggest naysayers to ourselves. And sometimes I have to look at myself and say: you’ve gotten here. You can do it. You can keep going. Even though you haven’t gotten there yet — you’ll get there.”

It’s the kind of self-awareness that marks someone who is building something genuine — not performing entrepreneurship, but living it, with all the doubt and the momentum and the need to remind yourself to keep going.

Just Post — Authenticity Over Algorithm

For anyone who has been thinking about starting a YouTube channel, an Instagram, or any kind of content presence — but has been stopped by the fear of not being polished enough, not knowing the tools, or being, in the vocabulary of a certain generation, cringe — Toni has direct and liberating advice.

“Don’t overthink it. Just do it. All you need is your phone and a camera, and just be you.”

She started Boss Mom Living with the simplest possible impulse: she was pregnant after a painful infertility journey and she wanted to share that with people. She didn’t have a content strategy. She didn’t have an editing suite. She had a story worth telling and the courage to tell it.

“Don’t worry about being cringe. Sometimes people like your cringe. Just be authentic, be yourself, and just post. People will connect with you when they see that you’re showcasing your true personality.”

The platform that grew from that authenticity — Boss Mom Living — has become a community for women who are figuring out how to be mothers and professionals and human beings all at the same time. That community exists because Toni was willing to share something real. The algorithm didn’t build it. She did.

What She’s Building Next — and What She Hopes Clients Remember

Toni is working behind the scenes on the real estate investing side of her business — something she’s deliberately building before it’s ready to announce, with the confidence that it will come together. She’s also looking forward to the day when real estate is her primary professional focus: more time for clients, more time for her daughters, more capacity to do what she loves at full volume.

“I’ll get to pour into families and have more time for my family,” she says of that future chapter. “That’s what I’m looking forward to most.”

But the goal underneath everything — the thing that connects education to real estate to content creation to the Boss Mom brand — is consistent and has been since the beginning. Helping people build wealth. Helping families find their home. Helping moms see themselves in someone else’s story and feel a little less alone. Giving back.

When she thinks about what she wants her real estate clients to remember, the answer comes without hesitation: “That I listened to them. That I was there every step of the way. And that I got them to where they wanted to be.”

That’s Toni Gates. The girl from a Trinidadian family who watched her parents work hard and decided she would too — but that working hard didn’t mean choosing. It meant doing it all, loving every bit of it, and building something worth remembering.
